What is Property Advisory?

Tenant Representation is a core service line for our Advisory team and our track record in this sector of the Adelaide market is excellent according to our clients. However, we are often asked what other services the MRS Property Advisory Team provides.

 

Our Advisory team have extensive and broad commercial property experience which allows us to provide a number of additional key services to our clients including Acquisition Advice, Strategic Property Reviews, Opinion of Value reports, Sales Coordination and Development Management.

We provide advice to a range of clients from “mum and dad” commercial property owners/ investors to large national and international organisations.

Acquisition Advice

Identifying and purchasing property can be a daunting and time-consuming process.  We can assist you to identify potential purchase options, both on-market and off-market and when a suitable option is identified, assist with pricing expectations, submit an offer forward on your behalf (anonymously if required) and coordinate due diligence.

Acquisitions can be for clients seeking a home for operating their business and/or as a sound investment for the future.

Strategic Property Reviews

Does your organisation hold commercial property but without a sound future strategy for the asset(s)?  We can undertake a strategic review of your property asset(s) and a full review of options to develop the best strategy moving forward and assist to maximise the value of assets and portfolios.

This could include advice on income and future development opportunities.

Opinions of Value Report

We can provide you with a report outlining the current market conditions and an opinion of value for a range of commercial, retail and industrial properties, whilst also having the expertise to provide advice in relation to more specialised property assets such as medical centres, aged care and retirement villages, childcare centres, hotels, motels, caravan parks and service stations.

We provide opinion of value reports for accounting purposes, self-managed super funds along with for pre–purchase and pre–disposal advice.

Sales Coordination

Looking to sell your commercial property? We can prepare single properties or portfolios of properties for sale including advice relating to “sale and leaseback”, due diligence and coordinating the agency appointment of the most suitable Agent.

We can also act as the campaign manager and provide advice regarding contract terms, negotiations and settlement.

Development Management

Do you have a property with development potential, but don’t know where to start?

We can prepare a cohesive strategy, co–ordinate projects as our client’s valued ‘hands-on’ resource, from conception phase to project initiation stage, construction and completion.
